A Better Home Can Start With the Space You Already Own

Some Hollywood homes need a complete transformation; others need one or two smart changes that make the whole property easier to live in. MIA Remodeling Contractors handles residential renovations across Hollywood and Broward County, kitchens, bathrooms, house remodeling and flooring, shaping each project around the existing property rather than a predetermined package.

One City, Many Homes

Historic Homes, Family Neighborhoods and Beach Condos

Hollywood was planned in the early 20th century, and some of that original residential character remains. The City describes Hollywood Lakes, east of U.S. 1, as Hollywood’s oldest neighborhood, with historic homes, landscaped streets and the twin lakes that frame Hollywood Boulevard, and its preservation resources document Mediterranean Revival and other early architecture.

Move west and the picture changes. Hollywood Hills, Emerald Hills, Parkside and other neighborhoods provide different housing types and lot conditions, while the barrier island and Hollywood Beach include condominiums and multifamily buildings. That range gives us a simple starting rule: understand the property first, then decide what kind of renovation belongs in it.

What We Remodel in Hollywood

The full MIA design-build service line - measured, designed, permitted, and constructed for Hollywood homes and condos.

Kitchen Remodeling

We start with how the kitchen is used, not a cabinet color, preparation space, storage, seating and movement between rooms, then coordinate cabinetry, countertops, islands, backsplashes, fixtures, lighting and flooring. An older house may need only part of the room opened.

Bathroom Remodeling

Primary, guest and family bathrooms with showers, tubs, vanities, tile, lighting, fixtures and storage, planned around clearances, waterproofing and plumbing, sometimes a completely different arrangement and sometimes just better proportions and product placement.

House Remodeling

Address several outdated or disconnected areas as one project so the home develops a clearer visual direction, especially useful when previous owners remodeled rooms at different times, leaving mismatched materials and awkward transitions.

Interior Remodeling

Change the experience of the house without adding footprint, circulation, storage, sightlines, flooring and how shared spaces support daily routines, improving the existing square footage intelligently rather than removing walls just because open plans are popular.

Condo Remodeling

Kitchens, bathrooms, flooring and full interior updates within a beach or multifamily building, where access, work hours, deliveries, elevators and installation requirements are set by the property and association and reviewed before scheduling.

Flooring Installation

Flooring coordinated with kitchen, bathroom and whole-home renovations so transitions, cabinetry and surrounding finishes are considered together, matched to how the household lives, with durability and maintenance weighed alongside appearance.

Exterior Remodeling

Updates that strengthen the property appearance without unrelated details, coordinated with the residence and local requirements. Historic properties and designated districts can involve preservation review, so status is established before substantial visible changes.

Home Additions

Bedrooms, primary suites, family rooms or offices added while keeping circulation and architectural relationships with the original home, with feasibility depending on zoning, structure, flood conditions and applicable approvals.

What Shapes a Hollywood Renovation

Hollywood Lakes and Historic Homes

The City identifies Hollywood Lakes as its oldest neighborhood, with historic homes and Mediterranean Revival architecture. A renovation can add a contemporary kitchen or updated flooring without erasing original details, and designated properties may fall under Historic Preservation Board review, so status is identified early.

Beach Condos Need Their Own Plan

Near Hollywood Beach, a contractor does not control the whole environment. Material routes, construction hours, flooring assemblies and insurance documentation are set by the building, so interior design and building logistics are developed together, not as two separate problems.

Permit Planning Starts With the Scope

Hollywood Building Department reviews plans and lists kitchen and bath renovation, additions and new construction among permit types. Florida HB 803 may exempt some qualifying work under $7,500 from July 1, 2026, but that is not a blanket exemption, so the scope is defined first.

Flood Conditions and Larger Projects

More than 11,000 Hollywood properties sit in a Special Flood Hazard Area. Substantial improvements reaching 50% of a structure market value can trigger elevation and floodplain requirements, so the address and investment level are checked before designing an extensive renovation.

Our Process

How a Hollywood Renovation Moves Forward

From identifying the real problem to reviewing the home as a whole.

01

Identify the Real Problem

We first determine what makes the home less functional, limited kitchen storage, disconnected rooms, an undersized primary bathroom, inconsistent finishes or a house that no longer supports the routine.

02

Shape the New Space

We develop the layout and visual direction around those priorities, considering materials, cabinetry, fixtures and finishes in relation to one another, with design support for the project.

03

Confirm What the Project Requires

Before construction, the scope is compared with applicable permit, property, association or historic requirements, keeping administrative considerations connected to the design rather than discovered later.

04

Put the Work in the Right Order

Construction progresses through demolition, rough work, installation and finish stages. With several rooms involved, sequencing matters because plumbing, flooring, cabinetry and finishes depend on earlier decisions.

05

Review the Home as a Whole

Near completion, we look beyond individual installations to whether the renovated areas work together, so the project feels like one finished home rather than a series of tasks.

Why MIA

Why bring MIA into a Hollywood project.

Licensed Florida Contractor

MIA lists Florida Certified General Contractor license CGC1535875, and Florida DBPR records identify MIA Remodeling Contractors as a DBA associated with its construction business record.

Already in Our Service Area

MIA lists Hollywood among the Broward County communities it serves, not as an unsupported geographic expansion.

We Look Beyond the Finish Selections

A new countertop cannot solve poor circulation and expensive tile cannot fix an impractical bathroom. We start with how the property functions before deciding what covers its surfaces.

Connected Rooms Stay Connected

Flooring, lighting, cabinetry, wall changes and plumbing all influence adjoining areas, so our planning treats multiple rooms as parts of one residence.

Reclaiming an Underused Rear Living Area

An enclosed rear room that had gradually become storage was redesigned as comfortable everyday living space. New flooring, improved lighting, better access from the kitchen and cleaner interior finishes helped the room feel intentional instead of added on.

From Hollywood Lakes to Emerald Hills

MIA serves residential properties across Hollywood, including Hollywood Lakes, Hollywood Hills, Emerald Hills, Parkside, Hollywood North Beach, Highland Gardens and surrounding neighborhoods. They do not present the same remodeling conditions.

Hollywood Lakes contains some of the city’s oldest and historically important housing, Hollywood North Beach has a stronger coastal and multifamily context, Emerald Hills includes both residential neighborhoods and association-managed properties, and Hollywood Hills is a more inland single-family environment. Those differences are planning context, not just neighborhood names.

Questions

Hollywood home remodeling, answered.

Is Hollywood Lakes considered a historic area?

Yes. The City identifies the Historic Hollywood Lakes Multiple Resource District and describes Hollywood Lakes as the city oldest neighborhood. Certain designated properties or work within applicable historic areas can be subject to preservation review.

Depending on the scope, yes. The City permit portal specifically lists kitchen and bath renovation as a permit category, and exact requirements depend on what the project changes.

Certain qualifying work may be. Hollywood has published guidance implementing Florida HB 803 effective July 1, 2026, including an exemption process for some work under $7,500 on qualifying single-family properties. Eligibility should be confirmed rather than assumed.

Yes. MIA provides residential remodeling in Hollywood, and condo renovations can include kitchens, bathrooms, flooring and larger interior updates. The individual building association procedures should also be checked before work begins.

For a modest interior update, it may have little impact. It becomes much more important for substantial improvements, additions or major reconstruction, particularly where FEMA and City floodplain requirements apply.

For properties subject to floodplain requirements, Hollywood states that improvements reaching at least 50% of the structure market value can be treated as substantial improvements and may trigger additional flood-protection requirements.

Yes. A project can modernize kitchens, bathrooms, lighting and flooring while keeping architectural elements that still contribute to the house. Where historic designation applies, substantial alterations should be reviewed against City preservation requirements.

Yes. Connected spaces are often easier to coordinate under one project because flooring transitions, cabinetry, lighting and room relationships can be resolved together.

MIA website lists Certified General Contractor license CGC1535875.

Start with outcomes rather than products. Identify the rooms causing the greatest problems, what you would like to preserve and how you want the property to function after renovation. Those priorities give the scope a much stronger starting point.
